Apartment Condition Checklist

When you are ready to rent a house or apartment, there are a few issues you must pay attention to, take notes on, and take pictures of any current damages.


- Does the inside need to be painted? And if so, who will do it and pay for it?
- How is the carpet/floor? Is it dirty or stained? Does it need to be cleaned before you move in and move out? Who will pay for it?
- Are the utilities (gas, electricity, water) included in the rent? If not, what is the average monthly cost?
- How are the windows? Do they work? Do they lock? Is there anything wrong with them?
- Does the front door work properly? How many keys are there? Are you allowed to make more copies if you need to?
- Does the doorbell work, if there is one?
- If the apartment or house is furnished, is there anything broken or not working properly? If so, make sure you tell the landlord/property manager.

- If you have your own furniture, is it going to fit well in the space? It is recommended to measure the rooms and the doors to make sure all the furniture will get through.
- Are there kitchen appliances? If so, do they work properly?
- Are there light fixtures in the apartment? Is there already a phone line hooked up to the apartment or house or do you have to order your own?
- Do you have any limits on decorating (ie: change the wall paint, hang pictures)?
- Do the shower faucets work properly?
- What are the heating sources (gas, oil, electricity)? Is there a control switch inside the house or apartment?
- Is there any limitation regarding the number of occupants and guests?
- Are children and pets allowed in the apartment?
- Is there a required security deposit? If so, what needs to be done in order to receive the full refund?
- When is garbage day and where should you put your garbage?

About the building:
- Is there parking on the grounds? Is it included in the rent or do you have to pay it separately? If there is no parking, where can you park?
- Is there public transportation access nearby?
- Are there grocery stores nearby? Are they walking distance or do you need a car?
- Are there laundry facilities on the grounds? If not, where are the closest ones?
- How does the building lock? Is it clean and well maintained?
- Are there fire extinguishers and smoke detectors in the hallways? Where are the closest fire exits?
- Is there a maintenance person in the building? If something happens, whom should you call?
